TERMS & CONDITIONS

CHECK-IN & CHECK-OUT

  • Check in and check out times can be negotiated to suit. Please advise the property manager your estimated departure time as soon as viable so cleaners can be booked.

  • Short stays (less than one month) have a check in time of 2pm and a check out time of 10am, unless otherwise negotiated.

SECURITY PAYMENT

  • A security payment of four times the weekly rent is required at the time of booking in order to secure your stay. The security payment will be refunded within 14 days of departure once the departure inspection report has been received and no charges are required.

  • Our properties are finished, furnished and fit out to a high standard with quality materials and products. You are responsible for any damage and loss to the property and its contents from the date and time you check in to the date and time you check out. Any damage will be negotiated between the property manager and tenant and may result in deductions from the security payment.

RESIDENTIAL USE

  • The properties are residential premises and are strictly for residential use only. Tenants must not use or allow the premises to be used for any illegal purpose. Tenants must not use or allow the premises to be used in such a manner as to cause a nuisance or cause an interference with the reasonable peace, comfort or privacy of any occupier of neighbouring premises. Failure to adhere to the above will result in immediate eviction.

FIREPLACES

  • Fireplaces in all properties are excluded from the tenancy with the exception of Kingston.

AMENITIES

  • Towels, quilts, pillows and linen are provided. If this is not required please notify your property manager. 

  • Properties are fully equipped ie cutlery, crockery, pots, pans etc. If this is not required please notify your property manager

  • It is expected that tenants understand that these items form part of the tenancy and it is expected that they are maintained in a clean and undamaged condition. Any damage should be reported to the property manager and replacement costs may be deducted from the security payment.

PET POLICY

  • Unfortunately we are unable to accept pets. No pets are permitted at any property at any time. Additional cleaning charges will apply if this condition is breached. 

SMOKING

  • Smoking on the property is strictly prohibited. If there is any evidence of smoking inside the property additional cleaning charges will apply.

CLEANING

  • All tenancies are subject to an end of lease clean. The cost is deducted from your security payment and the amount is stipulated in your rental agreement. As this is your home too, we expect that you undertake regular cleaning to uphold the integrity of the property. Properties that require additional/excessive cleaning (incl oven etc) over and above the quoted amount will be charged additional cleaning charges. 

MOVEMENT OF FURNITURE

  • We understand that the property is now your home too. Whilst we are happy to facilitate the movement of furniture, we have decided to fully furnish our properties to minimise wear and tear caused by the moving of furniture. As such if you wish to move any large items please consult your property manager and we will happily come and do it for you.

  • We understand that our taste may not suit yours. If there are any items that you wish to be removed from the property to make way for your own possessions, please discuss with your property manager.

  • Tenants are not to make holes (ie picture hooks) or damage any walls/doors. Any costs to repair such damage may be deducted from the security payment. 

INSURANCE

  • Whilst all our properties are covered by home and contents insurance, this insurance is exclusive to the contents placed in the property by the property owner. Our policy does not cover any possessions of the tenant. It is wise to take out your own contents insurance policy if you have items of value at any of our properties. 

ASSIGNMENT OR SUBLETTING

  • Tenants must not assign or sub-let the whole are any part of the premises without the written consent of the property manager. Failure to obtain consent may result in immediate eviction. 

INSPECTIONS

  • Inspections will be undertaken quarterly at a time mutually agreeable between the property manager and the tenant.

STRATA RULES

  • Tenants of any property that are subject to Strata Rules (Kingston & Jeffcott) must comply with the articles of the Strata Corporation as detailed in Schedule 3 of the Strata Titles Act 1988 (SA). Failure to do so may result in eviction. 

INDEMNITY

  • Tenants and their visitors actions, conduct and safety are the responsibility of the Tenant. We do not condone unsafe, irresponsible or illegal actions or behaviour at any of our properties. A condition of each rental agreement means that all Tenants understand and agree to indemnify the property manager and property owner(s) against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time.
